Goanna Manor - Happy Valley, K'gari (Fraser Island)

Goanna Manor is a holiday home in Happy Valley on the eastern beach of K’gari, about half way up the island.

It has 3 bedrooms upstairs with additional bunk beds in the main living areas downstairs.  It is walking distance  to the beach and local stores, and will accommodate a maximum of 2 families with no more than 8 persons in total.

There is 1 toilet and 1 shower, and there is no camping in the yard allowed.

We have onsite neighbours that can meet you if required, please call us to arrange this if required. Contact and phone service with us may be limited at times so plan ahead.  Please note that there is Telstra phone service ONLY on K’gari.

Eli Creek is a 15 minutes drive away, Maheno shipwreck a 20 min drive and Lake Mackenzie a 1 hour drive (approximately) just to name a few of the highlights.  There is a shop, pub and restaurant about 50m away from the house.  Happy Valley is a fully fenced township.

Occupancy Limits – STRICT

Goanna Manor sleeps a maximum of 8 guests, including children over 2. No exceptions, no extra campers, tents, trailers, or vans.

The house runs on limited power, septic, and gas systems – exceeding the limit impacts all of that.

This is a residential property only. Functions, parties or gatherings are strictly prohibited.

Breaching this may result in immediate removal and loss of your booking.

SLEEPING

REMEMBER: The house Sleeps maximum 8 People (including children over 2). No exceptions so please don’t ask!

There are 3 bedrooms upstairs with a Queen Bed in each. Each bed has a doona and pillows.

There is an area downstairs that has a bunk with double on bottom and single on top as well as a single bed. This area is suitable for children usually and is not a closed room.

Power points are limited, so if you need things like a CPAP or other devices, a small extension lead may be required.

Beds are fitted with a coversheet but you will need to bring your own linen – bottom Sheet, top sheet and pillow case.

Please put your linen over the top of the existing cover sheets.  If you are travelling from afar and require linen, please let us know when booking so that hire can be arranged for you. Please remember not to bring sleeping bags.

WATER

Water is pumped from a spear in the ground. The pump starts automatically when you turn on a tap if the key is in the switch above the laundry. To protect from leaks and burst pipes while house is empty, the pump will only work while your house key is in and turned on, in the switch above the laundry tub at the back door. Please remove the key when you leave the house each day (you will need the key to lock and unlock the door anyway).

There is a rain water tank beside the shed up the back.  There is a little tap in the kitchen that goes through a filter for drinking water.

NOTE: If you are going to do any washing best to let the water go in first before you put your clothes in and notice if its brown. If so, empty it out and start again. Many a white pair of togs have ended up “patterned” from the water. Best stay in the same clothes you came in for the entire trip – that is how I roll, Island life 🙂

HOT WATER: Hot water is supplied by the instant gas system on the back wall. Hot water can take some time to arrive at the shower and kitchen sink. Please be patient.

POWER

The house is powered by a 4kVa Solar System and batteries. There is a backup generator for emergencies.

You are off grid and remote. You must be thoughtful of the electricity you use. Using appliances/fridges and other electrical devices that are not already in house can cause damage and strain on the system that it can’t handle so just please don’t do it.

If the power trips it is dark.  Please phone Gary or Ann on either 0491123188 or 0408955318 for assistance if required.

GAS

Gas is supplied by the 2 bottles in front of verandah at the side of house. Use only the bottle indicated by green marker and please turn both OFF bottles when leaving the property.

Gas is for the BBQ on verandah, inside stove and oven and the hot water system.

BBQ on verandah has a mains switch – pull up on orange conduit to turn on and push down to turn off. Please turn this “main switch” off after each use.

DRAINAGE

The toilet is a septic system so please do not flush any foreign objects.

Try and rinse sand off clothes and bodies outside using the the outdoor shower at the fish cleaning bench before showering inside as build up of sand in the pipes sets hard and is a major job to clear.

Kitchen sink – try to limit food, fat and oil going down the drain as it also blocks things up and is a huge job to clear.

WIFI

Yeah, you are on the island so should be down fishing…

But sometimes you just gotta do emails. Look for ‘Goanna Guest’ in your wifi settings and the password is Goanna123. The TV should already be connected even though it might say no internet.  Check your hotspot, but it still works. Should be all the channels including YouTube etc. If not you can switch over to Imparja and watch Satellite TV.

WASHING CARS: Please do not wash cars in the yard. The sand builds up and creates huge water flow problems.. Plus the salt kills the grass. The spear water is no better for your car than the salt water, so best you leave washing cars until you get home.

Yes, it’s a lot of info – island life is unique! The systems we’ve set up are here to make your stay as smooth as possible. The beauty of Fraser comes with a few quirks, but we think it’s worth every one of them.

NO Hair Dryers, Hair Straighteners or other high wattage element devices ever!

CPAP machines, Laptop and Phone chargers are ok.
